Hi, I'm Elbert Ballo.

I own rental property myself, including a 65-unit building in Oklahoma. So I've had the experience of opening a property manager's statement, comparing it to what actually hit the bank, and having no idea why the two didn't match.

Your first invoice is simply two months; after that, just the one. If your books need historical cleanup instead, setup is included in the cleanup quote, never charged twice. Just one rental? The Investor plan is $175 a month, in an LLC or your own name. Flipping houses? That's the Monthly plan plus $150 per active project, quoted before you close.

I have just one rental in an LLC. Do I really need the full Investor plan?
The Investor plan starts at $175 a month for a single property, in an LLC or your own name: its own clean books, reconciled monthly, with a simple report. It keeps the LLC's finances separate and defensible, which is the whole reason the LLC exists. When you buy your next property, it's just $150 a month more per additional property, and your books are already in perfect shape for it. See also: should your rental be in an LLC at all? →
What does setup involve, and why is it separate?
Setup builds your future: chart of accounts, bank feeds, rules, property tracking. It's a one-time fee equal to one month of your plan, so it scales with your books. It applies to clients starting with reasonably current books. If you need historical cleanup, setup is baked into that quote instead. You pay one or the other, never both.
I own an apartment building. Do you handle 5+ units?
Yes. Buildings with 5 or more units are quoted per unit rather than per property, since the workload scales with tenants, not addresses. Rates run roughly $30–40 a unit on smaller buildings and step down as the building gets bigger, with a $350 monthly minimum per building. You get an exact number at the consult. You get unit-level rent tracking, deposit liabilities for every tenant, and a building P&L that shows exactly what it's earning.
